Maintenance Checklist

One of the most common questions we get after handing over a building is how do we look after it? The honest answer is that cost effective steel buildings are genuinely low maintenance compared to RCC or brick construction.

But low maintenance does not mean no maintenance. A little attention at the right time saves a lot of money later. We put this checklist together based on what we have seen go wrong in steel structural buildings that were not looked after, and what stays trouble-free in ones that were.

After a significant cyclone or an unusually heavy rain event, do a walk-around before resuming normal operations. Check roof fixings, all junctions and flashings, drainage around column bases, and mezzanine floor or crane rail connections if applicable.

Every three to five years, it is worth having a structural engineer or an experienced steel building contractor walk the building with fresh eyes. We offer this service for buildings we have erected and for steel structures built by others.

Drainage & Gutters

Clear leaves, dust, and debris from gutters and downpipes. Blocked drainage means water sits on the roof standing water on a conventional steel building roof will eventually find a way in.

Roof Surface Visual Check

Look for anything unusual a lifted sheet edge, a screw that has backed out, or debris sitting in a valley. Nothing urgent usually, but worth catching early.

Doors & Shutters

If a door or shutter starts sticking or feels out of alignment, do not ignore it. It can sometimes be the first sign of minor frame movement in steel frame buildings.

Bolts & Fasteners

Vibration, wind load, and thermal expansion all work at fasteners over time. Check visible bolts, purlin clamps, and roof sheet screws. Anything loose gets retightened, anything rusty gets replaced.

Paint & Coating

Check column bases, welded joints, and surfaces that regularly get wet or sit in shadow. If you see a rust spot forming, clean it back and touch up the coating before it spreads.

Wall Cladding Joints

Check where cladding sheets join and where they meet the roof. A small gap at a joint is enough for wind-driven rain to get inside — seal it before internal corrosion takes hold.

Ventilation

Make sure ridge vents and wall louvers are open and unblocked. A poorly ventilated steel building builds up heat and moisture — and that moisture works against the steel over time.

Main Frame Inspection

Walk the full perimeter and look at columns, rafters, knee braces, and diagonal bracing. Look for any visible bending, unusual deflection, or corrosion beyond surface level.

Column Bases

The base of a column is the most vulnerable point in any conventional steel structure. Check for cracking grout or rust staining on the floor around each base — and get it looked at promptly.

Roof-to-Wall Junctions

Flashings, ridge caps, and sealant take a beating from sun and rain. Sealant dries and cracks over time. A fresh bead of sealant at a junction costs almost nothing compared to a two-monsoon-season water leak.

Insulation Check

Check PUF panels or glass wool for areas that look water-stained or have started to sag. Wet insulation holds moisture against the steel the last thing you want in durable steel buildings designed to last decades.

Coating Reapplication

In coastal areas like Chennai, recoat exposed structural steel every five to seven years. Use an IS-approved primer and finish coat. This single activity does more for long-term life than anything else on this list.
